Westlake Village was developed in the 1960s around the manmade 125-acre Westlake Lake. The borderline of Los Angeles and Ventura counties cuts through the lake, splitting the community into two official sections. The western side of the border is a neighborhood of Thousand Oaks in Ventura County, while the eastern side is an incorporated city of Los Angeles County.
To Westlake Village residents, however, the distinction between counties is far less important than the wonderful quality of life you get no matter which side of the border you’re in.
Location and population
Westlake Village is nestled in a lush valley on the northwestern section of the Santa Monica Mountains area. From here, you can get to Downtown LA in less than 45 minutes and to downtown Thousand Oaks in under ten minutes. Malibu Beach is only around a 25 minute drive.
As of 2019, the population in Westlake Village was around 8,217. And with further development restricted in the community, this is not expected to rise significantly in the near future.

A brief history of Westlake Village
The Chumash Indians were the first known inhabitants of the area now occupied by Westlake Village. In 1770, a party led by Captain Gaspar de Portola camped here while traveling north of the route that eventually became known as the El Camino Royal. However, the first Spanish settlement wasn’t established until the 1800s.
When California was accepted into the union in 1850, the Westlake Village area was considered the central part of the Rancho El Conejo and Rancho Las Virgenes land grants. The land then changed ownership several times, first to cattle rancher Andrew Russell, then to newspaper magnate William Randolph Hearst, then to Fred Albertson who used the property as a movie ranch where numerous movies and TV shows in the 1940s and 50s were shot.
In 1963, the property was purchased by the American-Hawaiian Steamship Company, which commissioned the master planning of Westlake Village with a “city in a country” concept. Construction of the Westlake Lake was completed in 1969. In 1968 and 1972, the Ventura County part of the development was annexed into the city of Thousand Oaks. In 1981, the LA County part incorporated as a city.

According to Realtor.com, the median sale price of homes in Westlake Village as of February 2021 was $1 million, up 1.3% from the previous year. Homes are sold at an average of 50 days and have continued to sell faster in the last few months. The average square footage of homes for sale in Westlake Village is around 2,400, but there’s a wide range of home sizes across different property types.

General cost of living
With gorgeous luxury homes as the standard, housing primarily drives the cost of living up in Westlake Village, which is more than twice the national average and around 60% more than the California average. However, the average household income in Westlake Village is also more than twice that of the country’s.
Many residents telecommute for work, while a good number have offices in Los Angeles and other nearby commercial and financial districts. Excellent job opportunities are also available within Westlake Village, with big businesses like Dole Foods, Baxalta, Guitar Center, Penny Mac, and the corporate headquarters for the LA Rams. The top employment sectors in the area include manufacturing, retail trade, and healthcare.
There are more artists and people who work on tech here in Westlake Village than in most other communities in the country.
We get 285 days of sunshine a year, perfect for year-round outdoor and water activities. Summers can get really hot, with highs of around 89 degrees in July. But with coastal breezes flowing from the Pacific and through the canyons in Malibu Hills, summers here are around 10 degrees cooler than in neighboring San Fernando Valley.
Winters in Westlake Village are mild, with low temperatures of around 43 to 44 degrees in December and January.
Westlake Village is fast earning a reputation as a foodie destination. There are numerous restaurants in the area where you can have your pick from all kinds of cuisines. Among the best places to go are lakeside establishments that offer refreshing views and a relaxing ambiance along with great food. You’ll also find a wide selection of excellent bars and restaurants in the area’s shopping districts.

The area is served by the Metro Local 161 bus, as well as by Thousand Oaks Transit bus lines. The local Westlake Village Transit serves students attending public schools in the community, while a Dial-A-Ride service is available to seniors and disabled residents.
Parks and recreational activities
Westlake Lake is the community’s main hub. It is home to Westlake Yacht Club, which is open for membership to the general public. The yacht club’s members include not only those who live in Westlake Village, but also residents of Thousand Oaks, Agoura Hills, Calabasas, and other neighboring communities. The club offers sailing lessons to kids and adults, and regularly holds sailing regattas, dinner dances, wine tastings, and other events.
The Westlake Village city government operates seven parks, including Westlake Village Community Park and Westlake Village Dog Park. These parks feature numerous facilities for the whole family, including playgrounds, athletic fields, sports courts, fitness facilities, picnic areas, and more
Westlake Village Community Park is home to the Westlake Village Skatepark, a skating haven with ramps, bowls, and challenging courses. This beautiful 18-hole public golf course was built by Ted Robinson in 1967, and with a length of 5,005 yards, it can accommodate a good number of players at the same time.
- Sherwood Lake Club
Sherwood Lake Club was designed for the family. In addition to a Jack Nicklaus par-3 championship golf course, this private golf club also features two tournament standard tennis courts, a junior Olympic-sized swimming pool, a fitness center, and a dining area. Surrounded by state and national parks, Westlake Village offers miles of hiking trails going through wetlands, canyons, meadows, and historic paths. Among the best trails in the area are:
- Pentachaeta Loop
This scenic trail goes around Triunfo Creek Park and features overlooking views of Las Virgenes Reservoir and Westlake Lake. It’s not for the faint of heart, though, as it will take you up and down steep rocky slopes and narrow pathways.
- Los Robles Trail
This moderately difficult trail features gorgeous views of Newbury Park and beautiful wildflowers along the way. It’s a favorite among mountain bikers.
- Bowfield Trail
If you’re looking for an easy hike, Bowfield Trail is perfect. It’s a short hike through relatively low elevation hills offering panoramic views.

Arguably the most popular shopping destination in Westlake Village, Shoppes at Westlake Village features charming Mediterranean Revival architecture that’s an attraction on its own. - Westlake Plaza
